Inside, a lovely light and spacious ground floor Living room with L-shaped sofa, ambient fireplace and flat screen TV is accompanied by a stylish dining space for 8. An accompanying separate lake view Kitchen can also be found on this floor and is equipped with a gas cooker hob, oven, dishwasher and fridge freezer.

Leading outside from the Living room, a covered alfresco terrace partially open on one side and closed with a picture window on the other, provides a sheltered scenic lake-mountain view setting for memorable alfresco meals.

The 1st floor of the villa features 2 spacious Double bedrooms with romantic beamed ceilings each with lake view and terrace access.
From the villa’s welcoming ground floor, a flight of stairs leads out to a lower level ground floor room with direct access out onto a sunny portico terrace. The open plan guest room features a modern Double bed, wardrobe and ambient fireplace, perfect for wintertime holiday slumbers. A third Double bedroom with partial lake views also feature to the lower ground floor of the villa.

The couple-friendly Double bedrooms are complemented by 2 modern fitted shower rooms each with WC and an extra service WC to the ground floor, for added convenience.

Outside, a lovely private garden can be enjoyed on two levels. The top terrace features a private outdoor swimming pool with poolside, whilst the lower garden features a sunny flat lawn with chic sitting area with mobile charcoal BBQ and a flight of stone steps leading up to the villa where a covered partially open portico dining terrace with lake and mountain views can be enjoyed.

Location:

Located along ‘Strada Provinciale’ in the quaint hillside village of Germasino, the detached modern villa places guests within walking distance of a small traditional ‘Alimentari’ grocery shop and an ‘Osteria’ and a short 15 minutes’ drive from the local eateries, authentic restaurants and shops on offer in the lakeside resort town of Gravedona.

The family-friendly restaurants, outdoor sports hire and watersport clubs of Domaso (17 minutes’ drive) and Dongo (10 minutes’ drive) are also close by for action-filled days.

Guests can enjoy everything from hiking, cycling, sailing and wind surfing to canoeing, camping, football, tennis and power boat rentals in the local neighbourhood.

In the winter time, guests can also enjoy the Italian Alp ski slopes of nearby Madesimo (73 minutes’ drive away).

Those wishing to sightsee are placed just 23 minutes’ drive away from the Central Lake resort of Menaggio. It’s strategic setting, road-bus links and car-passenger ferry service make day trips to Varenna, Bellagio, Tremezzina and Como city all possible, whilst opening up opportunities further afield, to reach Lake Lugano and Milan.Please note that the pool is open from the 1st of June 2024 to the 30th of September 2024
